Office Design

We approach office design & interiors starting with a feasibility study for the space and then work closely with the client to choose a direction and create a budget.

Interior Feasibility Studies

The feasibility study explores the possible planning of the interior as well as determining the maximum capacity of personnel. Relationships between employees are explored to increase work efficiency and client guidelines are created and applied to best position work stations and common interior and exterior space. All planning is done to local code and municipal by-law requirements.

In order to carry out an interior feasibility we require the following information:

A plan of the empty interior. If no plan existing, we are quite efficient at measuring.
A list of employees and their relation to one another.
Individual employee furniture and space requirements, and whether the individual is to be housed in a private or shared spce, a cubicle or other accomodation.
A list of desired common spaces such as kitchenettes, break rooms, boardrooms, copy rooms, storage requirements, and reception size.

Design, Working Drawings & Project Management

Once a layout is chosen we can begin planning and detailing your office design. Our most common services include:

Design

Detailed layout & coloured floor plates.
Furniture selection (we don’t charge fees for furniture selection and specification).
Millwork and cabinetry details.
Custom Furniture.
Lighting and fixture selection.
Materials selection, including floors, walls, glass, signage.

Working Drawings

Our working drawing sets are used to obtain city permits (a service we also offer) and are then used for construction. We are registered and qualified with the Province of Ontario for the categories of House, Small Buildings and Large Buildings. Typical drawing sets include:

Floor Plans
Reflected Ceiling Plans
Floor and Wall Finishes Plans
Electrical and Communications Plans
Furniture and Fixtures Plans
Elevations
Construction Details
Millwork Details

We also include a full specification package with details and contacts for every interior & exterior material, item of furniture and fixture.

Project Management

We stay with the project, managing the bid process and ensuring that the chosen contractor carries out construction in a timely, cost effective and proper manner. Every part of the project is carefully timed to ensure efficiency. We visit the site regularly, conduct inspections, and report to you on the progress and the quality of work being performed.

Contractors provide a warranty on their work: We return to assess the project 11 months after completion, and just before the warranty runs out to ensure any deficiencies are fixed.
