For most projects, we base our billing on a percentage of construction costs. Through this, we arrive at a flat fee for our work.

Construction costs are strictly the budget of the project, not including taxes, land costs, permit and development fees, or the fees of other consultants.

The percentage varies depending on the project type and budget. The typical range is between 10-20%, which includes all aspects of our service; concept, design, 3d renderings, permit drawings, construction drawings, construction and project management, photography and follow-up.

We know that people get nervous when it comes to percentage based fees, concerned that we will design the project to be more expensive in order to get more fees.

We stick to your budget because if we go above it, we have to redesign the project at no extra cost to you. Raising the cost of the project without your permission loses us money, so we have no incentive to do so.

Due to our practice of careful design and attentive project management, we find that our fees are usually covered by the budgetary savings we provide on projects.

Our hourly rates are used on projects where:

• We cannot use a standard percentage fee based on the project type and size
• We are hired for a scope of work which does not include our usual full range of services
• Additions or substantial changes are made to the project during its design or construction
• The project is small enough that a percentage based flat fee would not be sufficient to cover our costs

Whenever possible we use our hourly rates to set a fixed scope of work and a fixed amount of fees.
